THE PROCESS

THE PROCESS

Asphalt sealing is the process of adding a protective coating to your asphalt driveway or parking lot that will extend the life of the asphalt. If you own an asphalt driveway or parking lot, you know that Northern Michigans severe winter weather can wreak havoc on your asphalt surfaces. This is especially true for asphalt that was poorly installed or maintained. Black Magic Asphalt sealing and repair specializes in asphalt sealcoating to fill surface voids in your parking lot or driveway. This will greatly reduce exposure to oxygen and UV rays and reduces the depth to which oil or gas can penetrate the asphalt to keep your asphalt looking clean and new all year long. Sealcoating will also reduce the friction or anti-skid properties that is associated with the exposed aggregates in asphalt.

CRACK FILLING

CRACK FILLING

Freezing and thawing in the winter time will cause asphalt to crack. Most pavement that has not been sealed in a few years will have cracks that need to be treated. This is a very important step in preventing further damage to your driveway or parking lot. We use an asphalt sealing material called Dura-Fill Heat Stabilized Crack Filler which is heated to a temperature and poured into the exposed joint or crack. This is the same method used by road crews and municipalities across the country. It will last much longer than cold-apply products that you can buy at home improvement stores.

WEATHER REQUIREMENTS

Warmer temperatures, direct sunlight, or wind will help the product dry faster. This allows the surface to be driven on sooner.
